I run the marketing, so you can run the business.

I run marketing operations end to end — paid ads, SEO, CRM and marketing automation, reporting and creative — so every lead gets followed up, you see the numbers every week, and your brand looks like one brand. Right now that means a property developer in New York, an allied-health clinic in Adelaide, and a location marketplace across Australia.

A clinic runs on whether the right patient gets the right reminder at the right time. I rebuilt that layer: automated reminders and intake forms in Nookal, cancelled-appointment recalls that chase patients with no future booking, and rebooking prompts triggered after a last visit. Then I built the reporting that tells the practice what all of it did — the weekly Financial Mastery Formula covering leads, bookings, conversion rate, calls, impact hours, product sales and practitioner performance, with Apps Script generating each new week's rows.

  • Lead Tracker, Discipline Stats and Calls Dashboard built and maintained
  • NDIS FY2027 cases and service codes across EP, physiotherapy, dietetics and hydrotherapy
  • Medicare, DVA, NDIS and RTWSA reporting workflows supported
  • Bank deposits reconciled against remittances; invoices into Hubdoc and Xero

A marketplace for photoshoot and film locations lives or dies on two things: how good the listings look, and whether hosts stay engaged. I work both ends. On the CRM side, GoHighLevel contact and opportunity workflows, Day 60 and Day 90 seasonal check-ins with conditional logic based on booking activity, regional segmentation, and the campaign set — Monthly Host Statistics, host newsletters, Boost Your Listing, application and booking confirmations — rebuilt on Aloca branding with real CTA buttons, host testimonials and availability-driven urgency.

  • Listing copy for Toorak Arthouse, Villa Alcyone, Cudan Studio, Margaret River Karri Cabin and dozens more
  • Architectural photo editing: perspective and vertical correction, natural colour, 4:5 crops at 1080 × 1350
  • Bi-monthly Boost campaigns built from live availability by region

Sound familiar?

The leaks I fix first.

Most businesses don't need more marketing. They need the marketing they already pay for to stop leaking.

“Leads come in, and some of them just… never hear back.”

The fixForms routed straight into GoHighLevel or Zoho, tagged, and followed up automatically by email and SMS — nobody has to remember.

“We spend on ads, but I couldn't tell you which ones work.”

The fixConversion tracking that actually fires, calls checked against real enquiries, and a weekly report that says what to change next.

“Clients book once, then quietly disappear.”

The fixRecall and rebooking workflows that chase anyone without a next appointment — the same system I run for an Adelaide clinic.

“Our posts, emails and ads look like five different companies.”

The fixOne campaign system — templates, colours, type and voice — so every channel reads as the same brand.

Quick maths

What are unanswered leads costing you?

Move the sliders to match your business. It's your own rough estimate — nothing you enter leaves this page.

Multiply your monthly leads by the share that never get a proper follow-up, by how often a followed-up lead becomes a customer, and by what a customer is worth. That's roughly what slips away every month.

The operation

Every channel, mapped to the stage it actually moves.

11 channels · 4 stages

Awareness

  • Organic social
  • Meta Ads (prospecting)
  • PR & press releases
  • Outreach & backlinks
  • Print & local bulletins

Consideration

  • Website structure
  • SEO & AI search
  • Trust & accreditation

Conversion

  • Google Ads
  • Google Business Profile
  • Email campaigns
  • Lead forms & CRM intake

Retention

  • Lifecycle email
  • Review generation
  • Referral program
  • Evergreen content

This is a real map, not a diagram. It is the operating plan behind Harlem Property Re+Development: eleven channels, four funnel stages, each with its own objective, KPIs, and priority queue. The same map gets redrawn for every account — for EPSA the conversion stage is patient recalls and rebooking reminders; for Aloca it is host lifecycle email and listing visibility. Most businesses hire separately for creative, ads, and admin, then spend their own time joining the parts together. This is that joining work.

Ways to work together

Start small.
Scale when it works.

Every engagement is scoped to your situation, so there's no price list — just three shapes most clients fit into.

Single project

Fix one thing properly.

For a defined job with a finish line.

  • A campaign set, funnel or landing page
  • One automation or CRM clean-up
  • A batch of creative, video or photo edits
  • Handover notes so your team can run it
Scope a project

Full marketing operation

Hand over the whole system.

For businesses that want one person joining it all up.

  • Ads, SEO, CRM, email and automation together
  • Creative and content feeding every channel
  • A channel-by-stage plan like the one above
  • Biweekly or weekly performance reviews

Honest comparison

One operator, an agency,
or your own hire?

I am not the right answer for everyone. Here is how the three actually compare, including when you should pick one of the others.

Comparing one freelance marketing operator, a marketing agency, and an in-house hire
What you are comparing Me — one operator A marketing agency An in-house hire
Who does the work The person you spoke to. Nothing is passed to a junior. A team. Often a senior in the pitch, someone else day to day. One person you manage, train and cover for.
How fast it starts Days. Account access and one agreed priority. Weeks. Scoping, onboarding, contracts. Months. Hiring, notice period, ramp-up.
What it costs you One retainer, no team overhead. Month to month. Retainer plus the overhead of the team around it. Salary, tools, training and downtime between projects.
Range of skills Ads, SEO, CRM, automation, reporting, design and video in one pair of hands. Specialists in each lane — genuinely deeper in any single one. Whatever that one person is good at.
Reporting Weekly or biweekly, written by the person doing the work. Formal dashboards, usually monthly. Whatever you set up together.
Best when The pieces exist but nothing joins them up, and you want one accountable person. Budgets are large, several markets run at once, or you need cover around the clock. Marketing is your core business and there is full-time work forever.

If an agency or a full-time hire is the better fit, I will tell you on the first call rather than take the work.

The market report series.

Edited and published for Harlem Lofts. Nothing loads until you press play.

What you can hand over

One partner.
Fewer moving parts.

Take the whole operation, or start with the piece that is costing you the most time right now.

Paid Ads

Google Search, Performance Max and Meta: campaign structure, audiences, negative keywords, conversion tracking, and the report that says what to change next.

SEO & Local Search

Keyword mapping, service page structure, on-page work, blog and FAQ content, Google Business Profile, and the citations that decide who shows up in the map pack.

CRM & Automation

GoHighLevel, Zoho and Nookal: pipelines, forms, tags, lead routing, missed-call text-back, recalls, booking reminders, and sequences that run without you.

Reporting & Analytics

Weekly and monthly reporting built once and repeated properly — Sheets and Apps Script, GA4, ad platform data, and written methodology so the numbers mean the same thing every time.

Web Pages

WordPress and Elementor builds, landing and service pages, funnel pages, structured for conversion, mobile-first, with tracking that actually fires.

Email Marketing

Lifecycle sequences, newsletters, campaign sets and branded templates — segmented, conditional on real behaviour, and written to be opened rather than filed.

Graphic Design

Ad creative, carousels, email banners, thumbnails, flyers and campaign systems built so a whole service line looks like one brand. Plus architectural photo editing.

Video Editing

Reels, Shorts, UGC-style edits, talking-head cleanup, captions, motion titling, recurring report series, and every aspect ratio a campaign needs.

Social Media

Content calendars, captions in your brand voice, scheduling, community engagement and DMs, and monthly reporting on what actually moved.

Ops & Admin Support

Inbox and calendar, Google Workspace administration, data entry, database clean-up, invoice and remittance reconciliation, SOPs and documentation.

Not sure which piece first?

Most clients start with the one thing eating their week, then hand over more once the reporting shows what it is doing. Tell me what is slowing you down and I will tell you what I would fix first — before you commit to anything.

Start a project

Process

Four steps,
in this order.

Clear priorities and useful updates. No status meetings that could have been a message.

Step one

Understand

We review your goals, brand, current assets, and what is leaking time or money right now.

Step two

Plan

I map priorities, content direction, workflow, and campaign structure, and tell you what I would do first.

Step three

Build

I design, edit, build, clean up, schedule, or automate the agreed work, and keep you posted as it lands.

Step four

Report

You get the numbers, what they mean, and the priority queue for the next round.

The marketing stack

Tools I already
work inside.

If you use something that is not on this list, I will learn it rather than ask you to migrate. That has happened more than once.

Before you ask

The practical questions.

The things worth settling before a first call, answered plainly.

What hours do you work, and will we overlap?

Sunday to Friday, 8:00 AM – 5:00 PM Philippine Time (UTC+8). That is a near-full overlap with Australian business hours and an evening overlap with US Eastern. I already run accounts in Adelaide and New York, so the routine exists rather than being promised. Say which hours matter and I will work to them.

Do you take one-off projects or only ongoing work?

Both. Some clients need a single campaign set, a funnel build, or a batch of photo edits; others need the whole operation run month to month. Ongoing work gets a priority queue and a reporting cycle, which is where most of the value shows up.

Can you work inside the tools we already use?

Yes. Regular stack: GoHighLevel, Zoho CRM, Nookal, Google Ads, Meta Ads Manager, GA4, Google Workspace and Apps Script, WordPress and Elementor, Jotform, Xero, Hubdoc, Canva Pro, Premiere Pro, CapCut, Make, Zapier and n8n. If you use something else, I will learn it rather than ask you to migrate.

Do you handle sensitive or regulated data?

Yes, carefully. I work inside healthcare practice management daily — patient reminders, NDIS and Medicare-related reporting, invoice reconciliation — under the client's own systems and access controls. Nothing leaves those systems, and nothing appears on this site without permission.

Is there a contract or lock-in?

No lock-in. Ongoing work runs month to month, and if you'd rather see how I work before committing, we can start with a paid trial week on one agreed priority.

Will you sign an NDA?

Yes, and I will keep client work off this site if you prefer. Everything shown here is published with permission.

What do you need from me to start?

Access to the accounts involved, any brand assets you have, and a short call to agree the first priority. If the assets are scattered, sorting that out is usually the first job.

How fast do you reply?

Within one business day, usually the same day. If a campaign is live and something breaks, sooner.
